A Conforming Loan is a mortgage loan that conforms to government-sponsored guidelines. The term "conforming" specifically refers to the loan amount.
The Federal National Mortgage Association ("FNMA"), also known as, Fannie Mae, and the Federal Home Loan Mortgage Corporation ("FHLMC"), also known as,
Freddie Mac, are the government agencies that set this limit. The current loan limit is $417,000. If you borrow an amount less than or equal to $417,000,
your loan will be considered "conforming" since you will be conforming to the FNMA and FHLMC guidelines. Please contact one of our certified Loan

Veteran Administration ("VA") loans are guaranteed by the Department of Veterans Affairs, to assist our Veterans of military service with 100%
financing for the purchase or refinance of their homes. Interest rates are comparable to conforming fixed rate loans, requiring no lender fees
or points, and Veterans may obtain financing through NASB in all 50 states.
A Federal Housing Administration ("FHA") loan is a loan for residential real estate guaranteed by the Department of Housing and Urban Development (HUD).
The FHA permits loans up to 96.5% of your purchase price and 97.75% of the value of your home for a streamlined refinance, or up to 95% of the value
of your home for a cash-out refinance. Loan limits are set by individual counties in each state.
FHA loans permit flexible qualifying guidelines with rates and fees that are comparable to those of a conforming loan. NASB offers Adjustable Rate and
Fixed Rate loans in all 50 states.
A Jumbo Loan is a loan amount greater than $417,000, which is the limit set by Fannie Mae and Freddie Mac. The
qualifying guidelines for Jumbo mortgages can be strict, so be sure to contact one of our certified Loan Consultants to discuss your personal situation.
Refinancing refers to the replacement of an existing mortgage loan with a mortgage loan under different terms. In other words, when you
refinance, you pay off your existing mortgage and create a new one. You might consider refinancing your current mortgage for the following reasons:
- To take advantage of a lower interest rate (a reduced monthly payment)
- To reduce the repayment term (number of years remaining on your loan)
- To reduce risk or increase security (i.e. switching from an adjustable-rate mortgage to a fixed-rate mortgage)
- To free up cash (take out equity)

Follow this 3-step process to secure your loan:
Step 1: Consultation, Application and Disclosure
We listen to your needs, and then make recommendations on the best programs and rates available for your personal situation. We ensure you remain
fully educated and informed throughout the entire process. Working with one of our certified Loan Consultants, you will fill out a loan application.
We will provide you with the required legal disclosures and start guiding you through the application submission process. A home appraisal and title
work will be ordered by NASB on your behalf.
Step 2: Document Gathering, Processing and Underwriting
Once your signed disclosure and application documents are received, they are combined with your completed appraisal and title work, and your file is
prepared for submission to Underwriting. During the underwriting process, we review your file to verify all statements are supported, the property value
is validated, and the title is clear. If necessary, any additional underwriting requirements are addressed, and once approved, a closing time is scheduled.
Step 3: Congratulations!! It's time to close your loan
With processing and underwriting completed, you're now ready to close your loan and sign final documents at a local title company. If you are purchasing
a home, your loan will be funded the same day. If you are refinancing, the funds will be disbursed on the 4th business day after the loan closes.
